What does Buyer Beware (Caveat Emptor) mean?
One of the biggest differences buyers notice is that Alabama generally follows the legal doctrine of caveat emptor, or "buyer beware," for many resale residential transactions.

How are property taxes calculated in Alabama?
One of the most common questions I receive from relocation clients is, "Why are Alabama property taxes so much lower than where I currently live?"
​
The answer is that Alabama uses a different assessment system than many other states.
​
Step 1: Determine the Market Value
Let's use an example of a home purchased for:
$600,000
Step 2: Calculate the Assessed Value
For many owner-occupied residential properties (Class III), Alabama uses an assessment ratio established by state law. In many cases, that assessment ratio is 10%.
Example
Market Value:Â $600,000
Assessment Ratio:Â 10%
Assessed Value:Â $60,000
Notice that property taxes are calculated using the assessed value—not the full purchase price.
Step 3: Apply the Local Millage Rate
Each county, municipality, school system, and other taxing authorities establish local millage rates.
A mill simply means:
$1 of tax for every $1,000 of assessed value.
For example, if the combined millage rate is 40 mills:
Assessed Value:
$60,000
$60,000 ÷ 1,000 = 60
60 × $40 = $2,400 annual property tax
Estimated Monthly Property Tax:
Approximately $200/month
